Design and Construct (DNC) has a single contractor working on a project from the design process all the way to construction, when they would usually be done by separate contractors. DNC is beneficial for complex projects or designs that may suffer from communication errors between two contractors due to their nature. While this increases the risk taken on by the contractor, it ensures the quality of the final result.

The usual construction process has six steps:
While projects would normally be handed off from an architect/engineer to a construction contractor at step 3 or so, one contractor will handle steps 1 to 6 from start to finish.
While that varies depending on the project, DNC usually takes less time than the normal process due to there being no handoff, allowing for seamless delivery of projects.
As a sole contractor is bearing more risk for the whole project, the cost of a DNC contract is usually higher. In exchange, you only need to sign a single contract with one contractor for your project.
